Job Title: Acquisition Surveyor (Graduate)

Location: Cambridge

Salary: Up to £30,000 (depending on experience) plus Car

Job Type: Full Time, Perm

 

Our client is a dynamic, delivery-focussed project management company providing end to end solutions for the UK’s mobile and fixed line network operators.

 

They are currently looking for an Acquisition Surveyor (Graduate) to join their established team based in Cambridge.

 

 

Role Summary

 

  • Reviewing existing leases to ascertain upgrade rights and then negotiating additional rights where required
  • An understanding of the principles of compensation and consideration provision whilst having an ability to also review and understand legal documents would be desirable.
  • To support our planning activities to include consultation with Local Planning Authorities and Stakeholders, and the submission of the relevant planning application
  • Site identification for the installation of telecommunication equipment. This will include masts, rooftop installations, microcells, and small cells.
  • Preparation and submission of search packs.
  • Reviewing and commenting on General Arrangement and Detailed Design Drawings. Some knowledge of CAD beneficial.
  • Willingness to attend and lead Multi Skilled Visits in London and the Southeast.
  • Attending and reporting in client meetings located in Reading and/or London.
  • Negotiation of terms for the leases/licence’s agreement, rent, review provisions, break clauses, site sharing rights etc.
  • Consultation with Local Authority Planning Departments and Stakeholders, preparation and submission of planning applications and supplementary information
  • Preparation of standard form lease agreements-in some cases.
  • Liaison with Client and Landlord solicitors through to legal completion.
  • Updating Client and internal project tools throughout the lifecycle of the Acquisition process.
  • Completion and submission of hand over packs.
  • On-going support to sub-contractors throughout the build phase.

 

 

Role Requirements

Reporting to the Acquisition Manager, the role of the Acquisition Surveyor will include (but not limited to):

  • Acquire property rights for new telecoms sites, be they new sites or upgrading of existing installations through the identification and implementation of established property rights for existing sites
  • Attend onsite ‘kick-off’ visits (KOV’s) to identify suitable sites for new Radio Base Stations including the identification of willing and unwilling prospective landlords and reporting findings to the Client
  • Prepare and then co-ordinating multi skilled site visits (MSV’s) in order to produce a detailed scheme to propose to the client, landowner, employer and Local Planning Authority
  • Identify suitable back up options should the preferred option not proceed
  • Evaluate existing property leases to ascertain client’s property rights and conciliatory negotiate property rights on existing agreements including, additional equipment rights, frequency restrictions, assignments, and early termination.
  • Utilise the clients Code Powers to undertake valuations of the proposed installation as appropriate and then follow the client process to enforce their Code rights to enable the installation to proceed.
  • Co-ordinate with internal/external resources to ensure site acquisition is within the timescale and parameters dictated by clients’ Key Performance Indicators
  • Work closely with project managers, acquisition surveyors, project designers, LPA planners, build team and other key stakeholders

 

Candidate Requirements

  • Degree (ideally property related)
  • Experience in a surveying role would desirable although not essential. Some work experience essential.
  • Previous Telecoms experience desirable
  • Be proactive,
  • Have good attention to detail
  • Be able to manage their own time and work well within a team.
  • Have effective communication and project management skills
  • Have good grounding in all MS packages, ideally very proficient with excel,
  • Comfortable and confident telephone manner
  • Ability to manage external contacts, stakeholders, site providers and sub-contractors.
  • Demonstrate an ability to prioritise and balance long term projects within a fast-paced environment
  • Hold a full driver’s licence
  • Have some knowledge of the Electronic Communications Code/ Digital Economy Act 2017, however this is not essential.
